Jordan Auctioneers successfully sold Cooltown House, Enfield by public
auction for €2,180,000 equating to slightly over €15,000 per acre.
Before a small but active attendance, there were four bidders before it
narrowed down to two parties who battled it out before the hammer fell
to a local based family.
The property was described by selling agent Clive Kavanagh ‘as a fine
residential farm with traditional yard extending to approximately 143
acres, the farm had not been minded and offered great potential to a
new purchaser to improve and develop it’.
The property was located just off the R159 between Enfield (6km) and
Trim (11km) with the M4 Motorway (Junction 9) situated circa 7km to the
south.
The residence comprised a traditional two storey farmhouse extending to
c. 42 sq.m (1,528 sq.ft) with various reception rooms and four
bedrooms.
The entire had been partly renovated but required full completion.
The yard was located to the rear of the residence and provided a range
of stone outhouses (in need of repair) and three span hay shed.
The land according to Clive was ‘all in the one block currently in
grass with superb mature trees and natural hedgerows.
Clive also comments ‘that there was good interest in the farm from the
outset which is likely a reflection of the current land market and also
the difficulty it is to get a holding in excess of 100 acres in the one
block’.
