People won't be buying that for the house itself. The appeal is the large block. Yeah the description is a bit of a joke but it's not like they are going to write "yeah we know you're gonna demo this dump, haha it's a fuckin shithole hey".

Edit: seriously though, why can't they just say something like "yeah look, we know it's a shithole, but if you demo it and rebuild you have 800sqm that in 10-15 years time might be worth something"

Essentially a small driveway where they label sample floorplans "Artists Impression" to protect from legal issues when you can't build anything reasonable.

But that land would probably be worth that much. We are sitting on half that here, and our land alone has been estimated at about $300K now (seems ridiculous to me, when we were looking at buying in 2021, we were looking at a property on 1000sqm with an established semi-decent house (looks like a gem compared to this one anyway 🤣) for $280K, so seems bizarre the jump).

And we are VERY close to that house, it is walking distance to the shops, close to parks, schools and the train station once up and running is going to be a very big draw card. Plus proximity to Armadale road without being RIGHT on top of it.

The house would be a tear down (or a REALLY enthusiastic reno project), and the money would be in the property itself. When we were looking for land in this area, soon as you found anything over 400sqm it got divided in two and sold as two tiny lots instead of one big decent one. 800sqm would be divided in 2, maybe even 3 smaller blocks, sold for at $300K, and then you’d turn a profit once you demolish that disaster.

That is a big block, and for 400k even if it is in Armadale, that's basically land value. I've seen houses on 300sqm blocks in Armadale area going for 650+ I don't think you can even get a unit in Armadale for much less that 450-500k. I will add, O'Neil RE are one of the most professional REA's I've encountered. I have had several dealings with them from tenant to seller and hopefully soon landlord and they have been very professional and fair every time. Compared to Harcourts who I also dealt with, they are saints in comparison.

REA is trying to drum up interest. Like that one in gosnells that was fucked awhile ago and REA did a bit of comic video about it and it went about $200K over asking. I bet whoever brought it had massive buyers remorse

Because the block is zoned so that you can have multiple dwellings or sub divisions on it? This is a good price, it’s a very large block by today’s standards.

I really think people in Perth were so naive to how low property prices were in compared to other states. It wasn’t going to last and it’s not going to get better.

Can we find a 860 square block in any suburbs of Melbourne or Sydney for 400k?

I mean look yeah the building on it is complete trash and probably not to be lived in. The land size is quite generous, I know Armadale as a whole (hole) has gone up a lot I wonder how much you’d get for divide it into 4 blocks.

Tbf I reckon you’d walk out with some money. I just don’t know how fast land would actually sell in armawhole though.

By the time you demolished the house, get rid of the asbestos etc. You wouldn’t be looking at much change out of half million. For a block in Armadale? By the time you build a house, you looking at a minimum all up $800,000, to live in fucking Armadale

Even if you subdivide, and split the block down the middle, I just don’t see the attraction.
