Hello, I'm planning to move to a new place in Brussels (preferably Ixelles, Etterbeek, Auderghem, St Gilles, Schaerbeek, 1000, or the Woluwes) and I'm shocked by the prices of studios. I don't know what is cheap or expensive at this point. Would you say that for a 25m² or 30m², paying less than €800 is possible to get, with everything included? What has your experience been like recently?

A couple of points:

1. you’re looking in the most expensive areas of Brussels. I get it, they are also the most expensive for a reason.

2. studios are always expensive for what you get. I’m not sure why that is actually

3. is it reasonable? Well that’s for you to determine to the pros of living alone weigh up against the costs and the area you live in?

I personally find it crazy to live in 25m2 for 800 EUR usually still need to add common charges + utilities count 100-150 for that as well.

There aren't a lot of studios in Brussels so they are disproportionately expensive.

I pay 700 for a pretty decent studio in Ixelles, but no charges included. I think to get lower prices you would really need to get lucky, unfortunately

1. Flats with everything included always come at a premium. Look for unfurnished, nothing included and start from there.

2. A nice studio with decent fittings and natural light in a good area is hard to find, there are not that many around, look at one beds as well, sometimes they are significantly better value. If you look hard enough you'll find 1 beds for between €600 to €700. You can get a studio in your price range, you need to be patient and keep looking. Is possible physically the areas you are looking for, look for "a louer" signs, don't 100% depend on online listings

3. take great care not to be scammed, especially in facebook marketplace and the like.

Prices have madly gone up. It is a sad, but real fact. That being said, yes, it is possible to find something bellow 800. Don't stop at the crazy ass +1000€ studio on Immoweb. These prices should be considered as illegal, no matter where the place is. Look in Saint-Gilles, BXL Ville, Schaerbeek, Etterbeek, Evere, Anderlecht. Sometimes, a few gems appear in Uccle as well. You will probably find something between 700 and 800. It's just gonna take time. And will not include everything in the price.

Omg that’s crazy expensive.. But I know those are prices for capital city. I live 1,5h away from Brussel and paying 900€ for 3-bedroom apartment (130m2). (Just FYI what are the prices outside of Brussel to compare)

Each of the communes you've listed (maybe not Brussels 1000) has wildly fluctuating prices. I know a guy who lives in Auderghem and for 800 + utilities has a nice, but very small apartment. I know another guy in the same commune who has two roommates, and they each pay 580 for a HOUSE (3 bedrooms, 2 bathrooms, living room, dining room, kitchen, garden all around his house, and another room they revamped into a studio just because they didn't know what to do with it).

Prices are going to depend on your expectations. If you're looking for a Studio in Ixelles, I wouldn't be surprised if you could find one twice as expensive as others. Louise is notoriously expensive, in my opinion outragingly so. I wouldn't live there even if I were a billionaire. But a few tram stops away you'll find small studios that are much cheaper.

Auderghem, Woluwe, St-Gilles is the same. Auderghem is very residential and houses are extremely expensive, but if you're ok with having roommates (housemates) or if you're fine with living in an apartment that's a bit further away from the center, you can find places that are beautiful, surrounded by the forest, in a peaceful neighborhood, and for a very reasonable price.

What is cheap or expensive also depends on you, your budget, and where you're from. You've listed south side communes, more so south-east, which are more expensive than anything in the north. Figure out what you want (house or studio? Roommates or no? By the subway or further away? Peaceful or active?) and narrow it down from there. While St-Gilles and Auderghem might have similar prices depending on the neighborhood, the apartment you'll get and the area around it might be wildly different.
